Cincinnati Housing Market Report: August 2026 Home Prices

The Metro at a Glance

The median sale price for a single family home across the four-county Cincinnati metro was $347,750 in August, up 7.0 percent from a year ago. Median means half the homes sold for more than that and half sold for less. For the year so far the median is $340,000, compared with $325,000 over the same stretch of 2025, a gain of 4.6 percent.

1,476 single family homes sold in August across Hamilton, Butler, Warren and Clermont counties, up 0.2 percent from last August. Year to date, 10,736 have sold against 10,440 at the same point last year, up 2.8 percent. Sales are essentially level month over month and modestly ahead for the year.

 Up and Up.  One of the few markets in the county that can say that right now.

Half the single family homes that sold in August went under contract within 8 days of being listed. Last August it was 7 days, we'll call that equal. 1,898 new single family homes hit the market during August, down 1.4 percent, and 2,536 were listed for sale, down 0.5 percent from a year ago.  Again, only a negligible change.   

Dividing active listings by homes sold gives an estimated 1.7 months of supply for single family homes. That is how long it would take to sell everything currently listed if nothing new came on the market. A market is generally considered balanced at around six months, so the metro remains firmly in seller's-market territory.

Our seller's market is strong and holding. 

The condo market is a little bit softer. 205 sold in August, up 7.3 percent, and 1,574 year to date against 1,526 a year ago, up 3.1 percent. The median condo price was $249,400, up 8.4 percent from last August, and the year to date median is $241,535 against $227,000, up 6.4 percent. Half of condos went under contract within 20 days, and 590 were listed for sale, up 27.4 percent from a year ago. That works out to an estimated 2.9 months of supply, so condo buyers have more choice and more time than buyers looking at single family homes.  But 2.9 months of inventory is still considered a sellers market.

County by County

Hamilton County

Hamilton County sold 704 single family homes in August, down 2.1 percent from a year ago, with 5,293 year to date against 5,216 last year, up 1.5 percent. Condos closed 93 sales, also down 2.1 percent, with 768 year to date against 828 a year ago, down 7.2 percent.

The median single family price was $295,000, up 2.8 percent from last August. Year to date it is $305,000 against $287,750, up 6.0 percent. Condo prices went the other way, with an August median of $225,500, down 2.8 percent, and a year to date median of $225,000 against $228,750, down 1.6 percent.

Half of Hamilton's single family homes went under contract within 8 days. Half of its condos took 21 days or fewer. There were 1,285 single family homes listed for sale, down 7.0 percent, an estimated 1.8 months of supply. Condo listings ran the other direction at 292, up 11.0 percent, an estimated 3.1 months. New single family listings were down 9.3 percent at 875.

Put those together and Hamilton is effectively two markets. A single family buyer there is competing in an estimated 1.8 months of supply, with homes going under contract in about a week. A condo buyer has an estimated 3.1 months of supply and closer to three weeks to decide, at prices that are lower than they were a year ago.  That seems like a huge difference but again both are still considered a seller's market.   

In both single family homes and condos preparing you home well for sale and pricing to based on the current comps is what will make your home sell quickly. 

 

Butler County

Butler County sold 351 homes in August, down 9.3 percent from a year ago, with 2,603 year to date against 2,669 last year, down 2.5 percent. It was the only county in the metro where sales fell on both the monthly and the year to date measure.

Prices rose anyway. The median was $340,000, up 6.3 percent, and the year to date median is $320,000 against $310,000, up 3.2 percent. Half of homes went under contract within 11 days. There were 579 homes listed for sale, up 7.2 percent, an estimated 1.6 months of supply, which is the tightest in the metro. New listings were down 4.7 percent at 442.

Warren County

Warren County sold 306 homes in August, up 21.4 percent from a year ago, the largest increase of the four counties. Year to date it has sold 1,897 against 1,652 last year, up 14.8 percent.

It is also the most expensive county in the group. The median price was $406,750, up 0.4 percent from last August, while the year to date median is $405,000 against $410,000 last year, down 1.2 percent. A year to date median below last year's, with the monthly median up, suggests a shift in which homes are selling rather than a decline in values. Half of homes went under contract within 11 days. There were 511 homes listed for sale, up 9.2 percent, an estimated 1.7 months of supply, and new listings were up 3.5 percent at 327.

Clermont County

Clermont County sells faster than anywhere else in the metro. Half of homes went under contract within 6 days, down from 8 days a year ago. 227 sold in August, up 7.6 percent, with 1,749 year to date against 1,601 last year, up 9.2 percent.

The median price was $339,444, up 6.1 percent, and the year to date median is $335,000 against $320,000, up 4.7 percent. Clermont also added the most supply of any county: 380 new listings, up 30.6 percent, and 459 homes listed for sale, up 27.9 percent. That is an estimated 2.0 months of supply, the highest in the metro, and homes are still going under contract in under a week.

How the Counties Compare

The four counties differ more than the metro figures suggest. Warren has the highest median price at $406,750 and the largest increase in sales. Butler has the tightest supply at an estimated 1.6 months and was the only county where sales fell. Clermont has the most supply at an estimated 2.0 months and also the fastest sales at 6 days. Hamilton handles the most transactions, roughly half of everything sold in the metro.

Every county is under 2.1 months of supply, which is a seller's market by any standard measure.

The differences matter if you are deciding where to look. Clermont has more homes listed than it did a year ago, but they sell faster than anywhere else, so extra inventory there does not translate into extra time to decide. Butler has the tightest supply but was also the only county where sales slowed, which is worth watching over the next few months.  If we zoom in neighborhood to neighborhood we can see even more differences.

What This Means for You

If you are buying: single family homes are going under contract in about a week, so have your pre-approval and your mindset ready before you start touring. Condos are the exception. At an estimated 2.9 months of supply and 20 days to contract, you have a bit more time to shop around but the goods one still go fast so don't think that means you can delay getting pre-approved. In Hamilton County specifically, condo listings are up 11.0 percent while condo prices are down year to date, which is where a buyer currently has the most room to negotiate.

If you are selling: This is your market but the first two weeks are critical so properly preparing for market is key. Homes priced against current comparable sales and prepared to look their best online and in person are the ones going under contract in a matter of days. Homes that were "just trying" a high list price tend to sit and then reduce.
