Market analysis
Most competitive markets for buyers
The Cincinnati-area housing market in early 2026 is broadly competitive, but several districts stand out as particularly hot for buyers. Kings Local tops the list — homes are selling at 100.67% of list price, meaning buyers are consistantly paying slightly over list price, and 66% of homes sell within 30 days. This is the only district so far this Spring where buyers are more than likely going to have to pay above the list price.
Deer Park follows closely, with a 98.69% SP/LP ratio and 76% of homes under contract in under 30 days — the fastest absorption rate of any district. Mariemont and Indian Hill also see homes frequently sell at or above list, with median DOMs of just 6 and 4 days respectively, signaling competition over the small number of homes available.
Lakota and Northwest are the highest-volume competitive markets — buyers have lots of options but still need to act quickly because 3/4 of homes in Lakota and more than half in Northwest sell in the first 30 days. Sycamore has one of the slowest sale rates, with an average of 18 days on market, but it also has one of the higher average price points.
How school rankings impact home values and days on market
The correlation between school district quality and home values is unmistakable in Greater Cincinnati. Mariemont — ranked #1 in Ohio by Niche 2026 — commands the highest selling price per square foot at $314.66/sqft, nearly double lower-ranked districts like Northwest ($169.69/sqft) or Oak Hills ($169.57/sqft).
Indian Hill (#3 in the area) posts the highest median sale price at $873,000, while Mason (#2) and Wyoming (#4) both sit well above the area median. Homes in top-ranked districts also have faster sales with fewer days on market — top-tier districts like Indian Hill, Deer Park, and Mariemont regularly see homes accept an offer in under a week.
Buyers looking for value relative to school quality may find opportunity in Forest Hills (A-rated, median $349,900) or Loveland (A-rated, median $540,000), both offering strong academics while having more afforable homes than other districts.
